Due to the plot width, which is significantly narrower than other plots in the street, the regulation rules paradoxically conditioned the construction of a house in a row, despite the detached houses surrounding.

Distancing from the neighboring buildings enabled the realization of the project task, defining that the building should have exclusively a sloping roof, thus forming the main design motive. Since the roof planes above the residential parts fall to one side, and the roof above the common staircase and sanitary areas falls to the other, the sizing and proportion of the apartments can be read through the design of the building.

The residential building in Kolubarska Street No. 16 is surrounded by detached family houses and facilities with rooms and apartments intended for renting to students. Having in mind the position of the building in the city, surrounding area, the small distance to schools and faculties, K16 is designed as six – apartments, with two apartments on each floor – four smaller apartments of about 42m2 and two duplexes of 75 and 85m2. Despite the small areas, the interior space has the quality of many larger apartments thanks to the well-proportioned rooms.

The aggravating circumstance and additional problem that affected design are that both neighboring buildings on the sides of the plot have stepped within the plot of the K16 building with their size or just the roof overhang, which made it impossible to completely fulfill the required typology of construction in a row. By distancing K16 from the neighboring buildings, a disjointed floorplan was obtained, adapted to the surrounding area.  Parking is solved in the front yard, which also represents the main yard due to its size and southern orientation. Apart from parking, the yard is also intended for other activities – for children playing, gathering, and social life maintaining. The entrance to the building and the common staircase space has been carefully designed so that they have natural lighting and ventilation, and the materialization, lighting design, and marking of the floors have been integrally solved through a detailed project elaboration.

Stambena zgrada u Kolubarskoj ulici broj 16, okružena je slobodnostojećim kućama namenjenih prvenstveno  stanovanju porodica, ali i objektima sa sobama i stanovima za iznajmljivanje studentima. Imajući u vidu neposredno okruženje, poziciju objekta u gradu, blizinu škola i fakulteta, u ovoj zgradi projektovano je ukupno 6 stanova (po 2 na svakoj etaži) – četiri manja stana od oko 42m2 i dva dupleksa od 75 i 85m2 – ukupno šest stanova, po dva na svakoj etaži. Iako su stanovi relativno mali, zahvaljujući dobrim proporcijama prostorija, unutrašnji prostor ima kvalitet mnogih većih stanova.

Udaljavanje od susednih objekata je omogućilo realizovanje  projektnog zadatka koji je definisao da zgrada ima isključivo kos krov, formirajući  na taj način glavni motiv oblikovanja zgrade. Obzirom da krovne ravni iznad stambenih delova padaju na jednu stranu, a krov iznad zajedničkog stepeništa i mokrih čvorova pada na drugu stranu,  dimenzionisanje i proporcija stanova čita se kroz oblikovanje zgrade.

Zbog širine parcele, koja je značajno uža od ostalih parcela u ulici, pravila regulacije  paradoksalno su uslovljavala izgradnju kuće u nizu u okruženju slobodnostojećih kuća.

Otežavajuća okolnost je to što su oba susedna objekta sa bočnih strana parcele svojim gabaritom ili samo strehom prešla na parcelu objekta K16, zbog čega je bilo i neostvarivo u potpunosti ispuniti zadatu tipologiju ivične gradnje u nizu. Distanciranjem od susednih objekata dobijen je razuđeni oblik osnove koji je prilagođen neposrednom okruženju. Parkiranje je rešeno u prednjem dvorištu, koje ujedno predstavlja i glavno dvorište zbog svoje veličine i južne orijentacije. Dato dvorište je, osim za parkiranje, namenjeno i odvijanju drugih aktivnosti – za igranje dece, okupljanje stanara i socijalni život zgrade). Ulaz u zgradu i zajednički stepenišni prostor su pažljivo rešeni, tako da imaju prirodno osvetljenje i ventilaciju, a materijalizacija, dizajn osvetljenja i obeležavanje etaža su integralno rešeni kroz detaljnu razradu projekta.
